Buying a home

Buying with CLTB means living with your future neighbours in a co-owned building. The CLTB supports residents 2 years before and 2 years after they move in.

You meet on a regular basis to give practical thought to: learning how to manage your future co-ownership, preparing financially, understanding the deeds of sale that you will be signing at the notary's office, analysing the building's architecture and learning the rules for using passive housing, preparing for ‘living together’ in the building and the Internal Rules, and discovering your future neighbourhood.

Once you're an owner, you and the other co-owners will be responsible for managing your building.

• CLTB remains the owner of the land and grants you a right of use (droit de superficie or emphyteusis).µ
• The building lease has a limited duration, currently 50 years. At the end of the 50 years, the building lease may be renewed. If it is not renewed, your home will be put up for sale and you will recover the sale price according to the formula set by the CLTB.

• Occupy the property you buy yourself.
• Not to rent out your property, except in exceptional circumstances.
• Not use your property for any purpose other than living in it.
• Pay for the occupation of the land: €10/month, index-linked.
• Maintain your home and the communal areas of the building
• Work is authorised subject to certain conditions.
• Not become the owner of a second home, except by inheritance.

The resale of a home always goes through CLTB, which selects the next candidate waiting for a home on the list.

The resale price will always be calculated according to the following formula:
Purchase price excluding VAT and notary fees
+ 25% of the increase in value of the property
+ taking into account any work carried out during occupancy (and reported to CLTB)
= resale price
